What can the landlord do with the security deposit if the tenant gives 3 days notice to vacate the
property and not thirty days on a month to month?

Dear Anonymous,

Unless you have a legally valid excuse for not giving the required 30 day notice, the landlord will deduct from your security deposit the unpaid rent (presumably) for the 27 days you should have given notice that you intended to leave, then may deduct for any damage which exceeds normal wear & tear. He must give you an accounting within 21 days of the date you actually, unequivocally surrendered possession of the property to the landlord.
